We are excited to restore the beauty and cleanliness of your property. Please read and understand the following terms and conditions, which apply to all services including house washing, roof cleaning, window cleaning, concrete cleaning, gutter cleaning, gutter guard installation, specialty stain removal, holiday lighting, permanent holiday lighting, and any related services provided by Superior Exterior LLC.
By signing this document, approving an estimate, or authorizing service, the customer enters into a legally binding agreement for services to be performed at the agreed-upon price. If the contract is breached by the client, all deposits paid shall be forfeited as damages.
This estimate is an approximation and not a guaranteed final cost. Actual costs may change based on project scope, site conditions, accessibility, surface condition, product selection, or negotiated adjustments. Clients will be notified before any changes in cost.
All warranties are limited to those offered by the manufacturers of the products used. Superior Exterior LLC does not provide additional warranties unless stated otherwise in writing. Any concerns regarding our work must be reported within the timeframes outlined in these terms.
Payments are due as outlined in the contract. Accepted forms of payment include cash, check, credit card, bank ACH, Venmo, Zelle, and CashApp. Final balance is due upon job completion unless alternate terms are agreed upon in writing.
Late payments incur a fee of 10% of the outstanding balance per week. Interest may also be charged on overdue amounts, and the client agrees to cover any legal, collection, and enforcement costs associated with recovering unpaid balances. Superior Exterior LLC reserves the right to refuse future services to clients with outstanding balances.
Unless otherwise stated in writing, deposits are non-refundable.
The client agrees to provide access to a working outdoor water source for cleaning services. Electrical access is generally not required but may be requested in specific cases. If these utilities are not accessible upon arrival, additional charges may apply. It is the client’s responsibility to ensure utilities are operational and available before work begins.
For lighting services, the client is responsible for providing safe, functional electrical access and outlets in good working order.
Service scheduling is subject to change due to weather, unsafe conditions, temperature restrictions, material availability, or other unforeseen circumstances. Superior Exterior LLC will notify clients of any delays, rescheduling, or adjustments to the start or completion date.
While Superior Exterior LLC is on location, the client is responsible for keeping children, pets, and other individuals away from the work area. This remains in effect during service and for at least 24 hours after completion where applicable.
Clients must ensure windows and doors are tightly sealed. We are not responsible for water intrusion due to faulty gaskets, worn seals, defective construction, or improperly sealed openings.
Clients must remove fragile, valuable, or obstructive items and clear access to all work areas prior to service. Outdoor furniture, cushions, planters, grills, decorations, hanging items, and similar belongings must be moved before service begins.
If we need to move items in order to perform service, we are not responsible for breakage, storage issues, or related damage. Additional charges may apply for excessive site preparation, delays, or restricted access.
A visual and/or video inspection may be conducted prior to service. Superior Exterior LLC is not responsible for damages resulting from pre-existing conditions or hidden defects, including but not limited to:
Wood rot, loose shingles, deteriorated siding, aged materials, scratches, oxidation, or weak mortar
Defective construction or structural weaknesses
Improperly sealed components such as outlets, cable boxes, cameras, lighting fixtures, HVAC units, and other penetrations
Improper installations, poor maintenance, or pre-existing damage
Clients should notify us of known vulnerabilities before work begins. Superior Exterior LLC is not liable for hidden conditions that may worsen or become visible during or after the cleaning process.
Roof cleaning is performed using a soft wash system and a roof-safe solution designed to treat moss, lichen, algae, and black streaks. Heavy growth is not manually removed in order to avoid shingle damage.
Organic growth may take up to 6 months, and sometimes longer, to fully decay and fall off naturally with the help of rain, wind, and weather exposure. Clients should not attempt to manually remove remaining growth after treatment.
While many stains and organic growth patterns will lighten shortly after treatment, results vary depending on surface age, condition, severity of buildup, weather conditions, and porosity of the material. Heavier buildup may remain visible for weeks or months. No guarantee is made for instant, perfect, or uniform visual results.
Roof runoff may cause streaking or partial cleaning of gutters, siding, trim, windows, or surrounding surfaces if those areas are already dirty. While we make reasonable efforts to control overspray and runoff, some uneven cleaning may occur. To help ensure a more uniform appearance, we may recommend pairing roof cleaning with a house wash or other related service.
Our standard house washing and exterior cleaning services are designed to remove organic growth such as mold, mildew, algae, and surface grime. Some surfaces or stains, including sap, artillery fungus, oxidation, rust, and other embedded or non-organic staining, may require specialized procedures and additional charges. Complete removal is not guaranteed.
Certain non-organic stains such as rust, efflorescence, hard water, paint, oxidized siding, gutter tiger striping, and similar discoloration are not included in standard service unless specifically requested and quoted. Additional treatments may incur extra charges, and results may vary.
Specialty stain removal services, including but not limited to graffiti removal, rust removal, paint transfer removal, and other restoration-oriented cleaning, are performed with the goal of improving the appearance of the affected surface. However, we do not guarantee a perfect final result.
In many cases, the stain itself may have permanently altered, etched, discolored, or otherwise damaged the underlying surface. As a result, even after successful stain removal, a shadow, outline, discoloration, or uneven appearance may remain. Complete restoration is not always possible without surface refinishing, repainting, or replacement.
Concrete cleaning may reveal imperfections that were previously hidden by dirt, grime, or organic buildup. Discoloration, striping, surface variation, or uneven appearance is common and is often related to the original pour, age, wear, repairs, or pre-existing surface conditions. We are not liable for appearance inconsistencies after cleaning.
Standard concrete and flatwork cleaning includes removal of organic staining and surface buildup. Additional procedures are required for oil stains, rust, tire marks, paint, graffiti, efflorescence, and similar pollutants, and these treatments will be billed separately where applicable. Complete removal is not guaranteed.
Although we do our best to minimize spotting during washing, windows may develop water spots or spotting from mineral content, runoff, or existing surface conditions. Spot-free results are not guaranteed unless a window cleaning service is specifically included and quoted.
Our window cleaning service includes pane cleaning and removal of general dirt, dust, and routine buildup. It does not include the removal of hard water stains, sap, paint, artillery fungus, oxidation, or similar contaminants unless specifically requested.
Unless otherwise specified in the service agreement, standard window cleaning does not include:
Screen removal or cleaning
Track or sill cleaning
Hard water restoration
Paint, sap, or specialty stain removal
Screens must be removed by the client unless this service is prearranged. Windows must be accessible and clear of obstructions such as furniture, plants, decorations, or locked gates. If the client is unsatisfied, Superior Exterior LLC must be notified within 48 hours so that concerns may be reviewed.
Gutter guards and gutter protection systems are designed to reduce debris buildup and improve water flow, but they do not guarantee that gutters will stay clean forever or remain completely maintenance-free.
We still recommend yearly inspection and maintenance for best long-term performance. One of the main benefits of gutter guards is that, between cleanings and maintenance visits, downspouts are more likely to remain clear and functional, helping reduce the risk of overflow and potential water damage. Without gutter guards, gutters may collect debris more quickly, which can clog downspouts between cleanings and increase the likelihood of overflow-related damage.
Because every property, tree canopy, roofline, and weather exposure is different, no guarantee is made that gutter guards will eliminate all debris accumulation or completely prevent future service needs.
Superior Exterior LLC provides professional holiday lighting design, installation, maintenance, removal, and storage services. Unless otherwise stated in writing, all lighting products, bulbs, clips, extension cords, timers, and related materials supplied by Superior Exterior LLC remain the sole property of Superior Exterior LLC and are leased to the customer for temporary seasonal use only.
The customer may not remove, relocate, alter, retain, or allow third parties to modify leased lighting materials.
Installation dates are scheduled on a first-come, first-served basis. Weather, roof conditions, temperature, and safety conditions may affect scheduling. Lights are typically removed in January unless otherwise specified in writing. Early or delayed removal requests may incur an additional fee.
During the lease period, Superior Exterior LLC will provide maintenance and repair of leased lights at no additional cost for normal defects such as bulb outages or faulty connections. Damage caused by storms, animals, vandalism, tampering, misuse, or customer interference is not covered under routine maintenance and may result in additional charges.
A 50% deposit may be required to secure the installation date. Unless otherwise stated in writing, deposits are non-refundable. The remaining balance is due upon completion of installation. Reinstall discounts apply only if the same lights, colors, layout, and design are reinstalled. Additions, changes, redesigns, or expansions will be priced separately.
Due to the twisting nature of light strands, perfect bulb orientation cannot be guaranteed. Superior Exterior LLC will test lights upon completion of installation, and any concerns must be reported within 24 hours.
Superior Exterior LLC is not responsible for service interruptions, failures, or damage caused by power outages, weather, snow, ice, wind, animals, vandalism, misuse, or tampering.
Permanent holiday lighting systems installed by Superior Exterior LLC are plug-and-play systems intended to connect to a standard electrical outlet in a manner similar to any other exterior-use corded product.
Superior Exterior LLC does not perform electrical splicing, electrical tie-ins, breaker panel work, or direct modifications to a home or building’s electrical system unless specifically subcontracted to or completed by a properly licensed electrician. We are not acting as a licensed electrician when installing plug-and-play permanent lighting systems.
The client is responsible for providing a safe, functional, code-compliant outlet or approved power source. We are not responsible for issues related to faulty outlets, overloaded circuits, insufficient power supply, tripped breakers, or existing electrical defects.
Any orientation, visibility, brightness expectations, or app/controller functionality may vary depending on the product selected, mounting surface, angle, and property conditions.
Superior Exterior LLC carries standard business liability insurance. However, we are not responsible for damages resulting from:
Pre-existing damage or materials in poor condition
Improper installations
Structural issues or maintenance negligence
Defective construction
Hidden issues discovered during or after service
Material failure beyond normal wear and tear
We are also not liable for damage caused by improper maintenance, age, neglect, or pre-existing weaknesses that become visible or worsen during service.
The client agrees to indemnify and hold harmless Superior Exterior LLC, its owners, employees, and subcontractors from claims, damages, expenses, or liabilities arising from the client’s failure to comply with these terms, from pre-existing property issues, or from third-party interference after service is completed.
Any issues thought to be caused by Superior Exterior LLC must be reported within 48 hours of service. After that period, Superior Exterior LLC is not obligated to take further action and cannot be held liable.
The client grants permission to Superior Exterior LLC to take and use photos and videos of the property, work area, and completed service for marketing and promotional purposes, including website, social media, print materials, advertisements, and other business use. No personal information will be disclosed.
Clients may opt out of media usage by notifying Superior Exterior LLC in writing, by text, or by email prior to service.
Superior Exterior LLC is not liable for delays, rescheduling, incomplete service, or inability to perform work due to events beyond our control, including but not limited to severe weather, natural disasters, government actions, labor shortages, supply chain interruptions, equipment failure, power outages, or other unforeseen circumstances.
While we strive to provide high-quality professional service, we do not guarantee specific aesthetic, restorative, or time-based results. Final appearance may be affected by the type of material, age of the surface, severity of staining, oxidation, embedded contamination, prior damage, weather exposure, and other pre-existing conditions.
Either party may terminate this agreement in writing. The client remains responsible for payment of all work performed, materials ordered, and services rendered up to the termination date.
These terms and any related agreement shall be governed by the laws of the Commonwealth of Massachusetts. Any disputes shall be handled in the appropriate courts of Massachusetts unless otherwise required by law.
By signing this document, approving an estimate, scheduling service, or otherwise authorizing work to begin, the customer acknowledges and agrees to all terms and conditions listed above.
